How to get your Security Deposit Back

1. Give Proper Notice to Vacate

Most leases require at least 60 days’ written notice prior to vacating. Please review your lease carefully and make your intentions known in advance. Failing to give proper notice can make it difficult for the landlord to re-rent the home and may result in charges that affect your security deposit. Clear, timely communication helps everyone.

2. Pay All Rent Through Your Last Month

As a reminder, Associates Realty Services does not collect last month’s rent at move-in. Tenants are required to pay rent for their final month of occupancy, just like any other month. Your security deposit is not last month’s rent and should not be assumed to be used for that purpose. Please plan to pay all rent and any outstanding balances before turning in keys.

3. Avoid Tenant Damage Beyond Normal Wear and Tear

Every lease includes a Wear and Tear Addendum, which outlines the difference between normal wear (which is expected) and tenant-caused damage (which is chargeable). Before move-out, we strongly recommend reviewing this addendum so you understand what may result in deductions. Damage beyond normal wear and tear can impact your deposit.

4. Leave the Property Clean

Regardless of the condition in which the property was accepted, your lease requires that it be returned in clean condition as outlined in the security deposit section of your lease. Once proper notice is given, you will receive a Move-Out Cleaning Checklist to help guide you through expectations.

Additional reminders:

  • Carpeted homes must have carpets professionally steam cleaned, with a third-party receipt provided
  • If you had pets or animals, any pet odors, flea treatment, or pest remediation is required prior to move-out
  • If your property is not on a lawn maintenance contract and lawn care is your responsibility under the lease, please ensure the grass is mowed, edges are trimmed, and shrubs or bushes are neatly maintained prior to key return. Failure to leave the exterior in acceptable condition may result in landscaping or yard maintenance charges being deducted from the security deposit.

5. Keep Utilities On After Vacating

Per your lease terms, utilities—particularly power—must remain on for at least two business days after vacating. If cleaning, inspections, or tenant-responsible repairs are required after move-out, you may remain responsible for utility costs during that period.

Final Thought

Most security deposit disputes are preventable. Under Florida law, a landlord has up to 30 calendar days to provide written notice of any claim against a security deposit. If you are receiving your full deposit back, the refund is typically issued within 15 days.

By doing your part and preparing in advance, you help ensure a faster review process and quicker return of your deposit.
