What Associates Realty Looks for in a Rental Application:

At Associates Realty Services, Inc every prospective tenant must complete a rental application in order to be considered for one of our properties. This process helps ensure a fair, consistent, and professional review of all applicants.

Who Must Apply

  • All adults age 18 and older must submit a separate application
  • High school–aged dependents are excluded

Required Information & Documentation

When submitting your application, please be prepared to provide the following:

  • Rental history
  • Proof of income
  • Government-issued photo ID (driver’s license or similar)
  • Vehicle information
  • All occupants, including minor children
  • Pet information, including clear photos of each pet

If you have a service or assistance animal, it must still be disclosed on the application. Appropriate supporting documentation is required, confirming that an individual in the household has a qualifying need for the animal, in accordance with applicable law.

Background & Credit Screening

As part of our screening process, we conduct a comprehensive review that may include:

  • Full credit (FICO) report
  • Criminal background check
  • Watch list search
  • Nationwide eviction history
  • Income verification and debt-to-income analysis

Each application is reviewed holistically, with the goal of placing qualified tenants who are likely to be successful long-term residents.

Honesty Matters

The application includes several direct questions regarding rental history, financial obligations, and background information. It is essential that all answers are truthful and complete. Providing inaccurate or misleading information—or answering “no” to questions that later prove to be untrue—may negatively impact your application and could result in denial.

Applying for Multiple Properties & First-Come, First-Served Policy

Associates Realty Services processes applications on a first-come, first-served basis. If you become interested in a different property than the one you originally applied for, there is no need to submit another application. Provided there is not already an approved application on file for that property, we can transfer your existing application to another available home at your request.

Please note that application transfers are subject to availability and timing. If a property already has an approved applicant, we are unable to move an application to that property.

Submitting a complete, accurate, and honest application—with all required documents attached—helps speed up the review process and gives you the best chance of approval. If you have questions before applying, our team is happy to help clarify what’s needed.
